How to Compare House and Land Packages in Brisbane

Found a few homes you like, but unsure which package offers better value? Start by putting the details side by side.

Two four-bedroom homes can look almost identical in an advertisement. Once you check the room sizes, the block, the written inclusions and the work still to be priced, the differences become much clearer.

When comparing house and land packages in Brisbane and the surrounding South East Queensland region, aim to answer one question: which option meets your needs at a total cost and timeframe you are comfortable with?

1. Give every package the same brief

Before comparing brochures, write down five things you are unwilling to compromise on. These might include a separate study, two usable car spaces, a manageable school run, space for a dog and a maximum overall budget.

Separate those essentials from features you would simply enjoy. A second living room might be useful, but it should not distract you from a bedroom that will not fit your furniture.

Then shortlist two or three packages that meet the essentials. This makes the next round of questions much more useful than collecting dozens of floor plans.

2. Compare the cost of the same finished result

Ask for a dated, written breakdown showing the land price, build price, inclusions, exclusions and any allowances. For each package, identify what else you would need to pay for to get the home to your intended move-in standard.

The QBCC Consumer Building Guide explains that allowances are not fixed prices and that contract provisions can alter the price. Ask the builder to identify those provisions and explain any amounts that are still estimates. Read the QBCC guide and contract information.

A simple comparison example
Cost to compare Package A Package B
Advertised package price $820,000 $840,000
Extra work needed for the same finish $35,000 $10,000
Comparable subtotal $855,000 $850,000

Illustrative figures only, not current listings or quotes. Subtotals exclude purchasing costs, finance costs, holding costs and contingency. Actual costs depend on the property and contracts.

In this example, the lower advertised price does not produce the lower subtotal. That is why a written list of missing items is so useful. Keep unknown amounts marked as “to be confirmed” instead of entering zero.

3. Check how the floor plan works on the actual block

Ask to see the proposed home positioned on the specific lot. A standalone floor plan cannot show you the complete relationship between the house, driveway and outdoor space.

  • Measure the rooms: compare bedroom and living-room dimensions, not just the number of rooms.
  • Break down the floor area: ask how much is internal living space and how much is garage, porch or alfresco.
  • Check everyday movement: picture carrying groceries from the car, using the laundry and working from home.
  • Look at the outdoor area: check whether the proposed yard shape suits how you want to use it.
  • Discuss orientation: ask the designer about sunlight, shading and privacy for that particular site.

Ask which site investigations support the quote and what remains unresolved. Our house and land site costs guide covers the questions to raise about the block itself.

4. Compare the dates behind the estimated move-in time

Ask each provider to list the steps that must happen before construction can start. Then ask which dates are confirmed, which are estimates and who will update you if something changes.

A useful comparison includes the land's title status, outstanding approvals, the builder's expected start and the construction period. The QBCC guide explains that the contract must specify practical completion or how it is determined, and that extensions may apply.

If you are renting, discuss a later-completion scenario with your broker and work out how it would affect your living arrangements. A package should suit your ability to manage the wait as well as the finished home.

5. Test the location against your normal week

Choose three places you visit regularly and check the journey from each shortlisted property. Use the times you would actually travel, then visit the area if you can.

It is also worth checking what you can use today. If a proposed school, shopping centre or transport connection matters to your decision, verify its status with the responsible authority rather than relying on a marketing map.

Consider where you would buy groceries, walk in the evening and access healthcare. Those small routines are easy to overlook when a display home makes a strong first impression.

Your final house and land comparison checklist

Use these questions for every package on your shortlist. Request written answers so you can revisit them without relying on memory.

Design Dimensioned plans and the proposed position of the home on the lot.
Timing Outstanding steps, expected milestones and the contractual completion terms.

Frequently asked questions

What is the best way to compare house and land packages?

Use the same requirements for every option, then compare the documented cost to reach the same finished standard. Review the design, specific lot, outstanding costs and timing together.

Should I choose the cheapest house and land package?

Price matters, but the best fit depends on what you need. First check whether the cheaper package has exclusions, different room sizes or compromises that would cost you more to address.
